We acquired this property via a direct acquisition from the owner off-market. The seller had fallen behind on payments due to loss of job and other personal related situations. The seller had originally tried to sell the house the traditional method by listing with a Realtor. However, due to the excessive repairs needed on the home, this method wasn’t drawing any offers. Our client had been approached by other home buyers but the offers were all low which would leave the seller with little to no cash to relocate and get a fresh start.
After we were contacted, we looked at the property and was able to give the seller an amazing offer which gave them the cash they needed. We even took it another step further by allowing the seller to live in the home for 4 more months so they could take their time finding another place.
The recorded deed of sale was filed on 8/02/17 in Williamson County, Texas.

This amazing house went under contract the same day of our open house. The property sold for $230,000 and is set to close on June 22, 2018.
We closed a couple of days later than expected as we were faced with an appraisal challenge at the last hour. We exhausted our options on appealing the appraiser’s decision of $224,000. Although we were not overly excited about selling it for this price because of all the work we had put into the house, the new home buyers were thrilled that we went through with the sale. At Zit Buys Homes LLC we understand and value the importance of following through on one’s word. The closing went through on Monday 6/25/18 and funded.
